The Ivy Hall POA Board thanks all who
participated in the Community Yard Sale held Saturday, March 25th.
About a dozen households held sales,
selling everything from baby items to foosball tables. The weather --
sunny skies and cool temperatures -- couldn't have been better.
The Board is considering having
another community sale in the fall. If you like that idea or have ideas
on how to make our next sale even better, please let one of the members
know or send us a note via
info@ivyhall.org.
Again, thanks to everyone for helping
make this neighborhood event a success.

BYLAWS AMENDMENT APPROVED AT SPECIAL MEETING
Homeowners vote 53-21 to give Board authority to levy fines

Ivy Hall homeowners approved an
amendment to the Bylaws Tuesday night (March 14) that gives the Board the
authority to levy fines to enforce our Covenants.
A total of 74 homeowners participated
either in person or by proxy, easily satisfying the one-tenth (25 of our
252 homeowners) quorum requirement needed to amend the Bylaws. The vote
was 53-21.
The amendment became effective
immediately.
The vote was the culmination of more
than a year's worth of work by Board members, a majority of whom having
long felt that a fine system was necessary to better maintain the quality
of life in our neighborhood and to protect property values.
The meeting, held at Eastbridge
Presbyterian Church, lasted about 90 minutes and got spirited at times.

TOWN COUNCIL GIVES FINAL APPROVAL TO TOWNHOUSE ZONING
Vote clears way for developer to build 49-unit complex near Ivy Hall

As expected, Town Council gave final
approval Tuesday night (March 14) to a developer's request to change the
zoning on property next to Ivy Hall so he can build a 49-unit townhouse
project there.
Council also gave final approval to
the same developer's request to have the property annexed into the town.
Ivy Hall Board Vice-President Gary
Jaster attended the meeting and spoke on the Association's behalf,
reminding council members to continue to be mindful of our neighborhood's
interests.
The Board has toned down opposition to
the zoning change in recent weeks since learning from the developer and
the town that the proposed townhouses won't be priced under market value.
In fact, the developer has been quoted in television interviews that
units could cost well into the $200s.
The developer still must get sketch
plan approval from the town before construction can begin. The Board will
continue to monitor this process.
