OFFERS FREE EXAMS TO IVY HALL RESIDENTS

Dr. Judy Villanyi, owner of
the new Life Smiles Dentistry office located near our entrance, is
offering free exams to Ivy Hall residents as part of National Dental
Health Month in February. The introductory exams include free X-rays.
"I hope Ivy Hall residents
will take advantage of our offer so they'll see first hand that
convenience and excellence can go hand-in-hand," said Dr. Judy, as she
likes to be called.
Office hours are 8 a.m.-5 p.m. on Mondays, Wednesdays and Thursdays; 10
a.m.-7 p.m. on Tuesdays; and 8 a.m.-noon on Fridays. For more

SUNTRUST BANK COMING TO IVY HALL ENTRANCE
Wachovia Bank set to come to Oakland Plantation

SunTrust Bank plans to build
a branch location at the northern corner of our entrance at U.S. Highway
17 and Lexington Drive.
The town's Design and Review Board
gave preliminary approval to the bank's landscaping and architecture
during the board's Jan. 25th meeting.
The parcel on which the bank will be
built has long been marketed for a bank, so this news shouldn't come as a
surprise to residents. As more information is learned about this new bank
and how it will impact our entrance, the information will be shared on
this Web site.
The SunTrust branch is one of two
banks set to come to our neck of the woods. A Wachovia Branch bank is
coming to Oakland Plantation, site of the planned Walmart Supercenter.
It isn't known yet when either bank
will open, but we'll keep you posted.

Town Council defers low-income project again
Developer gets another 60 days to work on drainage issues

Mount Pleasant Town Council
voted Tuesday night to defer action yet again
on annexation and
zoning requests by a developer who wants to build a low-income housing
project next to Ivy Hall.
The
60-day extension marks council's third straight deferral on this issue
and gives developer Tom Gibbs more time to remedy drainage issues that
plague the property.
Gibbs'
development team is scheduled to meet in the next few weeks with
engineers from the town and from nearby Laurel Hill Plantation with the
hope that the three parties will arrive at a solution, councilman Joe
Bustos said. Town engineers have said Gibbs can't proceed with his plan
until he can get his land to drain better, and that apparently can only
happen if Laurel Hill improves the drainage on its property.
Laurel
Hill trustees have hired a prominent local engineering firm, Seamon,
Whiteside & Associates Inc., to represent them in the discussions, Bustos
said.

Construction under way at carol oaks
Developer begins preparing land for new homes

Workers set up construction
fences around the Carol Oaks community during the holidays, signaling a
ramp up of activity on the property that is situated between Ivy Hall and
Gregorie Ferry Road.
Residents who live along the
property's border should expect to see a great deal of activity in the
coming months as developers install roads, a sewer system and other
necessary infrastructure for the planned 46-home neighborhood.
Home construction likely won't begin
until spring at the earliest. The homes are expected to look similar to
those in the neighborhood next to our entrance, Laurel Grove.
Under a signed agreement between the
developer and the Ivy Hall POA, the developer is to leave a 25-foot
undisturbed buffer along the Ivy Hall edge of the property. Residents are
asked to notify the board if they see any violations of this agreement.

Odessa assumes management duties for Ivy hall

Effective Jan. 1,
Odessa Group assumed duties as Ivy Hall's new management company. Odessa replaces Ravenel Associates (formerly Great Beach Management), which
was our management company for three years.
Odessa is a Mount Pleasant-based company that currently manages many of
the town’s finest neighborhoods, including Belle Hall Plantation, Hamlin
Plantation and Darrell Creek. Backed by outstanding referrals, Odessa has
